We are a specialist Lettings agency. The values centred behind The Lettings Group (TLG for short) are what make us unique to our landlords. We focus on looking after your property as though it is our own. We always provide honest feedback and never keep you out the loop. With a personable voice you can relate to, we endeavour to keep up great communication between yourself and the tenant. The Lettings Group do not have a 9 to 5 mentality. As a family run business, we also manage our own commercial and domestic properties. We really do know the industry instinctively. 

What we offer our Landlords

You will  have a dedicated property manager who is experienced within their field and familiar with your property and its building. 

Your dedicated agent will represent your property from advertising, to viewings to eventually letting the property. Once we have placed a tenant your agent will continue to manage the property throughout. Your tenant also receives the same service. Why is this important? Because we aim to make your tenant feel comfortable, secure, and happy in your property. Which results in longer tenancies and a mutual respect relationship.
 

What does my Management Fee Cover?

Advertising

  • Advertising on Rightmove, Zoopla, Our website, and online social media platform.
  • New photographs obtained for advertisement.
  • Video's uploaded of the property to our YouTube.

Property Care

  • Credit checks*
  • Employment references checks.
  • Previous landlord checks (if applicable).
  • Inventory and schedule of condition carried out including photos.
  • Regular inspection with written reports.

Protection

  • Arrange tenancy agreement.
  • Monthly rental collection.
  • Deposit collection and transfer to Deposit Protection Scheme holding account (DPS)
  • Gas certificates, EPC, EICR booked in and monitored for expiries.

Admin

  • Monthly Statements.
  • On hand for any query
  • Final inspection upon vacation and return of deposit.
  • Management of all maintenance issues (you will be asked for approval before any work is actioned).
  • Organising maintenance issues.

There are ZERO hidden costs. No property floats. No mystery charges. No overpriced maintenance. No premium rate phone numbers. We charge a management fee each month which will NOT alter. What we agree together, we honour. 

Minimal voids is the priority 


We ensure all avenues have been complete to locate new tenants who are ready to move in ASAP. Viewings are conducted while your old tenants are in place. Your property is advertised one month prior to vacation. You are updated throughout the transition.

Rent collection & Arrears prevention

We monitor your tenant's rental payments throughly. If rent fails to clear straight away, The Lettings Group has a robust procedure for ensuring any arrears do not happen often, or for long.

You won't wait for your Rent 

Our account's team pay the rent to you within 24 hours of it clearing in our account. No more waiting for your money, like you do with other agents.
